Cependant, depuis le 11 avril 2020, le gouvernement a autoris\u00e9 la reprise des activit\u00e9s de courtage immobilier. Depuis ce temps, les activit\u00e9s immobili\u00e8res ont repris de plus belle et elles n\u2019ont pas subi un autre arr\u00eat complet.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Est-ce la bonne p\u00e9riode pour investir dans l\u2019immobilier au Qu\u00e9bec ?&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Le march\u00e9 immobilier du Qu\u00e9bec a tr\u00e8s peu subi les impacts de la pand\u00e9mie jusqu\u2019\u00e0 maintenant. Malgr\u00e9 un ralentissement des ventes, il y a eu des diminutions de ventes suite \u00e0 l\u2019arr\u00eat en mars et avril. Par contre, les activit\u00e9s commerciales ont subi une remont\u00e9e rapide, particuli\u00e8rement vers les mois de juin et juillet.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Si bien que l\u2019<a href=\"https:\/\/apciq.ca\/la-covid-a-aiguise-lappetit-pour-lachat-de-propriete-et-la-renovation-residentiels-au-cours-des-prochaines-annees-dans-la-region-de-montreal\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Association professionnelle des courtiers immobiliers du Qu\u00e9bec (ACPIQ)<\/a> a publi\u00e9 un communiqu\u00e9 en d\u00e9cembre pour annoncer que le march\u00e9 de la revente avait \u00e9tabli un nouveau record avec 110 000 transactions projet\u00e9es. Les achats de propri\u00e9t\u00e9s n\u2019ont jamais \u00e9t\u00e9 aussi nombreuses.\u00a0\u00a0\u00a0<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Pourquoi le prix de vente des propri\u00e9t\u00e9s immobili\u00e8res est-il \u00e0 la hausse ?&nbsp;&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Depuis la reprise des activit\u00e9s du march\u00e9 immobilier au Qu\u00e9bec, la hausse de la demande et la faible quantit\u00e9 d\u2019offres ont fait bondir le prix des propri\u00e9t\u00e9s. Dans la r\u00e9gion m\u00e9tropolitaine, les prix ont augment\u00e9 de 7,7% en un an, ce qui joue en faveur des vendeurs. Il y a aussi une surench\u00e8re sur le prix de certaines propri\u00e9t\u00e9s \u00e9tant donn\u00e9 le grand nombre d\u2019acheteurs potentiels pour une m\u00eame propri\u00e9t\u00e9.&nbsp;&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Pourquoi est-ce que les achats immobiliers migrent vers les r\u00e9gions p\u00e9riph\u00e9riques?&nbsp;&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">La pand\u00e9mie a amen\u00e9 un grand nombre d\u2019employ\u00e9s \u00e0 se tourner vers le t\u00e9l\u00e9travail. Il est donc devenu possible de travailler plus souvent \u00e0 la maison. L\u2019attrait des grandes villes comme Montr\u00e9al a donc diminu\u00e9. Sans compter certains foyers qui ont d\u00fb faire face \u00e0 des difficult\u00e9s financi\u00e8res.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">De plus en plus de Qu\u00e9b\u00e9cois souhaitent s\u2019installer en banlieue ou en campagne afin de profiter des espaces verts et des maisons plus spacieuses. Le prix des maisons a donc bondi dans ces r\u00e9gions. Durant la saison estivale, l\u2019APCIQ a enregistr\u00e9 une hausse de 27 \u00e0 56% des transactions vers les r\u00e9gions p\u00e9riph\u00e9riques.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quels sont les impacts de la pand\u00e9mie sur le taux du pr\u00eat immobilier au Qu\u00e9bec?&nbsp;&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Afin de faire diminuer les taux de pr\u00eats hypoth\u00e9caires durant la pand\u00e9mie, la <a href=\"https:\/\/www.banqueducanada.ca\/2021\/07\/fad-communique-2021-07-14\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Banque du Canada a abaiss\u00e9 son taux directeur \u00e0 0,25%<\/a>. Les voici :&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Un score de cr\u00e9dit minimal de 680 est n\u00e9cessaire pour se voir octroyer une assurance;&nbsp;<\/li><li>Les rapports d\u2019amortissement brut de la dette (ABD) et les rapports d\u2019amortissement total de la dette (ATD) sont limit\u00e9s \u00e0 35\/42;<\/li><li>Les sources non traditionnelles de mise de fonds qui augmentent l\u2019endettement ne seront plus autoris\u00e9es aux fins de l\u2019assurance pr\u00eat.<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Pr\u00e9visions du march\u00e9 immobilier au Qu\u00e9bec apr\u00e8s la COVID-19&nbsp;&nbsp;<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">On peut pr\u00e9voir plusieurs tendances du march\u00e9 immobilier au Qu\u00e9bec dans les mois et les ann\u00e9es \u00e0 venir.&nbsp;&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Augmentation ou maintien des mises en chantier&nbsp;&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Durant l\u2019\u00e9t\u00e9 2020, la SCHL avait pr\u00e9vu une diminution des mises en chantier apr\u00e8s la COVID-19. Il faut ajouter \u00e9galement l\u2019application des mesures sanitaires qui nuisent \u00e0 la mise en place des chantiers de construction.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Malgr\u00e9 tout, cette pr\u00e9diction s\u2019est av\u00e9r\u00e9e fausse, car le nombre de mises en chantier est demeur\u00e9 inchang\u00e9. On peut donc pr\u00e9voir que le nombre de mises en chantier sera soit maintenu ou en augmentation pour les ann\u00e9es \u00e0 venir.&nbsp;&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Affaiblissement des ventes immobili\u00e8res&nbsp;<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Durant la pand\u00e9mie, les employ\u00e9s se sont tourn\u00e9s vers le t\u00e9l\u00e9travail. Beaucoup de gens se sont trouv\u00e9s \u00e0 l\u2019\u00e9troit dans leur appartement. Ils ont donc devanc\u00e9 leur accession \u00e0 leur premi\u00e8re propri\u00e9t\u00e9 pour habiter dans de grandes maisons de banlieue.
