Nos conseils!"},"content":{"rendered":"<p>Vous avez trouv\u00e9 la maison de vos r\u00eaves et vous \u00eates pr\u00eat pour l&rsquo;\u00e9tape suivante : l&rsquo;offre d&rsquo;achat. \u00c9galement connu sous le nom de \u00abconvention d&rsquo;achat-vente\u00bb, ce document l\u00e9gal est une entente \u00e9crite entre l&rsquo;acheteur et le vendeur, qui \u00e9tablit les conditions selon lesquelles vous acceptez d&rsquo;acheter la propri\u00e9t\u00e9 convoit\u00e9e. Cette offre a une valeur ex\u00e9cutoire et oblige au respect des conditions expos\u00e9es. Autant dire qu&rsquo;il est important de savoir bien r\u00e9diger votre offre d&rsquo;achat.<\/p>\n<h3>Ce que doit contenir votre offre d&rsquo;achat de maison :<\/h3>\n<ul>\n<li>Les noms et pr\u00e9noms du ou des acheteurs;<\/li>\n<li>Les noms et pr\u00e9noms du ou des vendeurs;<\/li>\n<li>L&rsquo;adresse de la propri\u00e9t\u00e9 sur laquelle porte l&rsquo;offre d&rsquo;achat;<\/li>\n<li>Le prix auquel vous proposez d&rsquo;acheter la maison;<\/li>\n<li>Le nom du notaire avec lequel sera \u00e9tabli l&rsquo;acte de vente;<\/li>\n<li>Une description pr\u00e9cise de la propri\u00e9t\u00e9;<\/li>\n<li>Une liste d&rsquo;inclusion. Cette liste d\u00e9nombre les biens et les meubles inclus dans le prix d&rsquo;achat.<\/li>\n<\/ul>\n<p><strong>Notre conseil<\/strong> : Mieux vaut inclure trop d&rsquo;\u00e9l\u00e9ments sur cette liste que pas assez. Pensez d&rsquo;ailleurs \u00e0 y inscrire les \u00e9l\u00e9ments ext\u00e9rieurs aussi bien qu&rsquo;int\u00e9rieurs, pour ne rien laisser au hasard;<br \/>\n<!--more--><\/p>\n<ul>\n<li>Le montant de l&rsquo;acompte;<\/li>\n<li>La date de prise de possession de la propri\u00e9t\u00e9, g\u00e9n\u00e9ralement situ\u00e9e entre 30 et 60 jours apr\u00e8s la date de l&rsquo;offre d&rsquo;achat.<\/li>\n<\/ul>\n<p><strong>Notre conseil<\/strong> : Bien qu&rsquo;aucune r\u00e8gle n&rsquo;existe pour d\u00e9cider d&rsquo;une date de prise de possession, mieux vaut ne pas proposer un d\u00e9lai trop long. En effet, le vendeur est tenu par la loi de laisser la maison telle quelle, \u00e0 la date de l&rsquo;offre d&rsquo;achat. Un d\u00e9lai trop long peut entra\u00eener une inqui\u00e9tude quant aux \u00e9ventuels travaux de r\u00e9paration ou d&rsquo;entretien \u00e0 faire pour respecter les clauses de l&rsquo;offre.<\/p>\n<ul>\n<li>Une demande de certificat de localisation \u00e0 jour. Ce certificat sera exig\u00e9 par le notaire lors de la signature de l&rsquo;acte de vente d\u00e9finitif. C&rsquo;est le vendeur qui a pour responsabilit\u00e9 de fournir ce document.<\/li>\n<li>Un d\u00e9lai de r\u00e9ponse \u00e0 l&rsquo;offre d&rsquo;achat. Il s&rsquo;agit de la date \u00e0 laquelle celle-ci ne sera plus valide.<\/li>\n<\/ul>\n<p><strong>Notre conseil<\/strong> : L\u00e0 aussi, soyez vigilant.
