I’m looking for a roommate, starting July 1st 2024, until Jun 30th 2025, shared lease, with possibility to renew the lease in July 2025. Small bedroom available in apartment shared with 1 person and 1 cat : 750$/month (internet/Hydro/Gaz/Insurance included) +25$ shared expenses for house cleaning supplies*.

After a few years peacefully sharing the place with my roommate, she's leaving to focus on other projects. I’m looking for someone reliable and chill, who shares a few interests with me, so we can have a nice vibe at home, but always respecting each other’s private space :)

I’m 33, man, living in MTL for a decade, in that apartment for the past 5 years, I have a cat and I work a lot from home. I like to chat, enjoy the balcony during summertime, watch movies/docs/series, I listen to a lot of music, play a bit of videogames. I’m a smoker, but I don’t smoke inside, except for 420 if outside temperature allows us to properly ventilate the place. I try to make sure the smells don’t stay inside (smoke, cooking, bathroom, cat litter). I try to keep the place very clean and tidy, especially bathroom and kitchen. I love to cook for friends, and have interesting talks, with an occasional drink.

Important information, so we can get along :)

_ Being serious, clean, financially stable, open minded, chill and queer friendly.

_ Looking for someone very respectful towards the neighbors, or the apartment, or the furniture/appliances/kitchenware that I share with the roommate.

_ Smoking : forbidden inside - Ok on the balcony, with respect to the neighbors.

_ 420 friendly : always with respect to the roommates - not inside during winter, or if too cold outside to properly ventilate the room - not in the same room as the cat - Ok on the balcony, with respect to the neighbors.

_ Music : During cooking and shower, I love to listen to loud music and sing ! Warning for sensitive ears ;)

_ House cleaning : I’d rather we keep the kitchen and bathroom clean 24/7. We do the rest whenever we can, no rush but we have to take part.

_ *Shared expenses for cleaning supplies :
No debts between friends or roommates! We have to take part equally and honestly on the expenses related to house cleaning supplies (with an app, keeping the receipts) if we share :
-------------->> Garbage bags, house cleaning products (safe for the cat), laundry detergent, sponges, aluminum, dishwashing soap, toilet paper, tissues and hand-soap for the bathroom, ice-breaking salt for the outdoor stairs, etc. In my experience, account for a minimum of 25$ monthly participation, for each roommate.
-------------->> Sharing things such as spices/oils/vinegars/sugar : ok to share equally ONLY IF we agree and are being honest regarding how much we personally use. Then, we can include it with the shared expenses for cleaning supplies, on the app and by keeping the receipts.
-------------->> Otherwise, no problem if everyone wants to have his own separate stock.

_ Respecting each other’s belongings : very important for me that we do not use each other’s stuff without asking first (food or else).

_ Watching our energy consumption : it’s an old building with poor isolation, so we have to be very careful regarding our energy use, as much to avoid a raise on the bill than to watch over our ecological impact (control temperature during winter, no baths - only showers, save water during dishwashing or less unnecessary laundry). If we want to (no obligation), we can buy a few materials to improve isolation on windows/doors during the winter, but unfortunately the owners do not want to take real action for now, so we would have to share that expense between us.

_ Pets : unfortunately, no extra pets are allowed. Only the cat is accepted by the owners, and I do not wish to have another pet at home. Nina is 8, she’s very cute, well trained and loves to cuddle !

The apartment :

_ Large 4 and 1/2 (technically a very big 3 and 1/2), furnished - except for the available bedroom (1 closet).
_ 1st floor, lots of light. Old Plateau building, wooden floor in bedrooms and living-room, nice wooden cabinets included in kitchen and living-room.
_ By walking distance : Subway station Laurier and Mont-Royal 9min. Many bus lines 5min. Parc Lafontaine and Laurier 9min. Many shops 5 min (café, restaurant, pharmacy, food-market, hardware, SAQ, SQDC). Big supermarket (cheaper) 20min. Laundromat 5min (if you need to use a dryer, or to wash large quilt). Dépanneur 2min.

_ 1 big Kitchen/Dining-room open on the Living-room. Gaz oven/stove. Large fridge. All the dishes and kitchenware (in good condition) are available.
_ 1 large Bedroom (my room).
_ 1 small Bedroom (for rent, not furnished) about 100ft² (=9m²), sunny all afternoon, one big closet, old wooden floor.
_ 1 Bathroom.
_ 1 Balcony on quiet backstreet, sunny all afternoon.

_ Appliances (recent) included : washing machine, vacuum, kettle, coffee maker.
_ Not available : dryer, dishwasher, microwave, toaster.
_ Old building = unfortunately no vent in the kitchen, no vent in the bathroom, poor isolation for noise and heat with the neighbors or between the rooms.

TOTAL PRICE ROOM = 750$ monthly, including rent, unlimited internet, Hydro, Gaz, home insurance* and a 20$ extra to cover the replacement of broken dishes/appliances, or for quick house fixing. You also have to take under consideration in your monthly budget for the expenses related to house cleaning supplies (minimum 25$ extra).

Detailed costs for the apartment :

_ Hydro/Gaz = about 150$ (75$/roommate). Amount can change depending on our energy use.
_ Internet = 70$ (35$/roommate).
_*Home insurance = about 40$ (20$/roommate). Amount can change depending on our personal and professional situation.
_ Apartment rent for 2024-2025 = 1350$.
_*Extra on rent to cover the replacement of broken dishes/appliances, or for quick house fixing = 20$/roommate, and I’ll cover the rest, as long as I can afford it.

Grand Total monthly : rent + bills + shared supplies = 1700$
(Total monthly : large bedroom = 900$ + minimum 25$ shared expenses).
(TOTAL MONTHLY : SMALL BEDROOM = 750$ + MINIMUM 25$ SHARED EXPENSES).

REMINDER :
_ No smoking inside (420 friendly).
_ No extra pet (already 1 cat).
_ Steady roommate, LONG-TERM : STARTING JULY 1ST 2024, at least until Jun 30th 2025.
_ Being queer friendly, chill, respectful toward roommate and neighbors, clean, financially stable.
_ References required by the owners : contact info for previous owner, professional status, contact info for employer, possible credit check.
_ Shared expenses for house cleaning supplies (25$ each).
_ First send a message with some info about yourself, then video meeting, then visit and finally background check by the owners.
